× MaxAI · Proposal PA-001
Prepared for Chris Nutter

Add another mentoring
acquisition stream.

Without spending more on ads, and without spending hours in your inbox replying to messages.

Dream outcome
Another mentoring acquisition stream, one you own outright.
Likelihood
Guaranteed, or your money back.
Time delay
Live within four weeks.
Effort and sacrifice
Done for you, hands off. You just take the sales calls.
Section one · The problem

Every stream is producing. Every stream is brittle.

Each of your revenue streams works, and each one rests on a single channel. That is the fragility: if the channel stops performing, the revenue stops with it. Not gradually, and not with much warning.

Mentoring

One channel, and it is rented

Ads.

What that means

The stream depends on ROAS holding and on an agency continuing to perform. Both are outside your control. Costs drift up, an account gets restricted, a campaign stops converting, the agency has a bad quarter, and the clients stop arriving. You are not buying clients, you are renting access to them, and the rent is reviewed by somebody else.

Section two · The solution

Build an engine you own.

One that runs on autopilot and reaches every single person in your ICP to let them know you can help. Not rented, not bid for, and not switched off by anyone else's algorithm. The market is finite and completely knowable: there are 28,296 architects in the UK and the register lists all of them. An owned channel is the only kind you can point at that list and simply work through it.

Section three · How

Not a bulk cold email tool. An engine built to start conversations.

The list is the data. The utilisation is what makes it work. Anyone can sell you addresses. What actually starts a conversation is knowing something true about the practice before you write to them, and then following it up while it is still warm.

So an agent researches each target: their website, their LinkedIn, their social media and the work they publish. It builds a profile of that architect, where they are and what they are most likely struggling with, judged against your own client data. It writes a hyper-personalised email in your tone of voice to open the conversation. Then a dialler follows up the very next day to book the meeting.

In your words

The market you already named

"How Small UK Architecture Businesses Go From £1,500 Extensions To £20-30k+ Months Without Becoming A Better Designer."

Your own headline · profitablearchitecture.com

That is a precise buyer, and it is exactly the buyer no list vendor can hand you. Every filter in this engine was built to find that one sentence made real: a small practice, doing residential work, already selling extensions and lofts, and not yet earning what the work is worth. They do not need a better designer. They need what you did.

Proof, not promises

★ The revenue driver
The chain

Email today. Call tomorrow. Booked this week.

The bit nobody else sells you, because it is the bit that actually books calls.

Cold email gets ignored and cold calling gets hung up on. What does not is a call about an email the person read yesterday. So the two are welded together: the fifty practices emailed on Monday are the exact fifty sitting in the call queue on Tuesday morning, each one on screen with their profile, what the email said, and what to open with. The caller is never cold and never guessing. That is the whole engine, and it is why this is not a mailing list with a phone bolted on.

Hello [their name], I was scrolling [platform] and came across your [profile]. I saw you [the specific thing you noticed] and it made me think of [your client]. [Your client] was [what they were stuck on], I reached out to them and [what changed]. Thought it would be worth me reaching out to let you know that if you're facing [their problem] I help by [the fix], guaranteed. Would love to chat about how we can get you more work soon, in the meantime, check out what [your client] had to say here: [your page] Talk soon, Chris Nutter The Profitable Architect
What happens each day
  • Morning. The agent researches the next fifty practices and drafts each one a message in your script
  • You approve. Read the queue, edit anything you want, reject anything you do not
  • They send. Fifty personalised emails go out, on autopilot, capped and reviewable
  • Next morning. Those same fifty land in the call queue, screened and scripted
  • The call. "I sent you a note yesterday about your extensions work." Booked straight into your diary
How it works

The queue is the product. Nobody decides who to call, nobody researches on the fly and nobody stares at a spreadsheet: fifty names are waiting when the phone gets picked up, each with the email that was sent, the profile behind it and the opening line. Every outcome goes back on the record, so a callback becomes a task and a booking becomes a diary entry. The engine then refills the queue overnight, whether or not anyone touched it.

And it comes with

The Dialler

Fifty warm calls queued before you sit down.

Expected outcomes
  • Fifty numbers queued every morning, from yesterday's sends
  • Click to dial, no copying numbers into a phone
  • Every call logged: booked, callback, not interested, no answer
  • Callbacks come back as tasks on the right day
  • Bookings land in your calendar, not on a notepad
How it works

This is not a new build, which is why it is quick and why it works. It is the same dialler I already run in production for another client: click-to-dial through CloudTalk, a daily queue per caller, dispositions, callbacks as dated tasks, and a live board of what was called and what came of it. Here it is pointed at the practices emailed the previous day, and wired to your calendar so a yes becomes a booked call while you are still on the phone.

And it comes with

The Discovery Engine

The one list nobody can sell you.

Expected outcomes
  • Every UK architect held, not a sample
  • Practice size derived exactly, not estimated
  • Services read from their own words
  • The qualifying sentence travels with every lead
How it works

In the UK it is a criminal offence to call yourself an architect without being on the ARB register, so the register is the complete list. And because you need a registered architect to trade as one, a practice with exactly one architect on it is a one-person practice. That is exact, and it is free, but it only works if you hold the whole register at once. Companies House then corroborates it: micro-entity accounts, single director, years trading. Finally each practice's own website is crawled and scored, so a practice only qualifies on evidence you can read.

And it comes with

The Compliance Gate

Both channels, screened before anyone is contacted.

Expected outcomes
  • Every lead tiered for email before it reaches you
  • Every number screened against TPS and CTPS before it is queued
  • The rules enforced by the software, not by memory
  • The source of every address and number recorded
How it works

Under PECR a sole trader is an individual subscriber, so cold email to them needs consent, and most of this market is unincorporated. Every lead is checked against Companies House and tiered A to D, and the platform refuses to log an email against a tier C practice at all. Calling has its own rule rather than no rule: you may not market to a number registered with TPS or CTPS, so numbers are screened before they enter a queue and suppressed permanently once someone says no. Two channels, two gates, both enforced in code.

And it comes with

The Research & Profiling Agent

It knows something true about each practice before it writes.

Expected outcomes
  • A written profile for every practice
  • The reasons they are losing work, each tied to something observed
  • Matched to the client of yours they most resemble
  • Allowed to say no match, and it does
How it works

The agent reads each practice's website and socials, then writes what is likely costing them work, with every point labelled observed, inferred or guess, so you can see which are real and which are the agent reaching. It is told to look for the things that lose a small practice jobs: where the next one comes from, being picked on price against someone cheaper, feast and famine, and unpaid thinking given away before anyone commits. It then matches them to one of your current clients and explains why. When no client is a genuine match it says so and the story is told generically, because a forced comparison is obvious to the reader and costs you the reply.

And it comes with

The Command Centre

One screen that tells you where the engine is this morning.

Expected outcomes
  • The whole funnel, register to conversation
  • The approval queue, ready to work through
  • The list segmented by who they actually are
  • Every touch logged against the practice
How it works

The platform is live now at the link in the header. You approve or reject each message, editing any of them in place rather than rejecting the whole thing. Approving moves a lead to queued, and never sends. Sending stays a separate, deliberate action, because the whole system reads a stranger's website and then writes to them in your name.

Not brittle bolt-ons. One platform I build, run and hand over, yours to keep. You get 30 days of changes and fixes after handover.

The maths

What it is worth in booked calls

Move the sliders to your own numbers. These are your assumptions, not my forecast, and they start deliberately low. This models the call path only. Anyone who simply replies to the email and books off the back of that is upside that is not counted here.

£72,000

On 1.8 new clients a month from calls that would not otherwise have been booked, with the queue refilling every morning and the list growing as new architects register.

The £2,000 build pays for itself with 1 client.

An illustration on inputs you set, not a guarantee of results. Connect and booking rates depend on your offer, who is on the phone and how fast the follow-up happens, which is exactly why this models it rather than quoting you a number. The defaults are set low on purpose, and the email path is excluded entirely, so anyone who replies without being called is on top of this.

Risk reversal

My guarantee

Guaranteed
500
Month one

250 emails out and 250 calls queued in your first month, or your money back.

If the engine cannot research, write and send 250 personalised emails and put 250 screened, scripted calls in the queue behind them inside the first thirty days, you do not pay the balance and I refund your deposit in full, so it has cost you nothing. You keep the list, the platform and everything already built. The delivery risk is entirely mine, because delivery is the part I control. What I will not pretend to guarantee is how many answer, book or buy, because that depends on your offer and who is on the phone as much as on my engine, and anyone promising you a booking rate is guessing.

★ One offer, value stacked

The Profitable Architect Client Engine

£2,000 one-off

One platform I build, run and hand over. No retainer required.

Live within four weeks, hands off, on infrastructure you control and own outright. The discovery work in the first line is already finished and delivered, before you pay anything.

What you are getting, and what each part was scoped at
  • Discovery Engine, list delivery and compliance gating · already delivered£2,450
  • Research, profiling and client-matching agent · already delivered£1,600
  • Outreach Engine, approvals queue and command centre · already delivered£850
  • The Dialler: daily call queue, click-to-dial, dispositions, callbacks£2,000
  • Calendar booking, call scripting and TPS/CTPS screening£900
  • Hosting, sending setup and handover£500

Six builds, scoped at £8,300. Bundled into one engine: £2,000. Three of those six are already finished and running before a penny changes hands, and those three alone were scoped at £4,900, more than twice what you are paying for all six.

We start week one.
Half on go-live
£1,000
Live and handed over.

£1,000 up front · £1,000 on go-live · no retainer · live within four weeks · infrastructure you control.

Optional, and only if you would rather it was run than handed over: £300 a month for the monthly re-run, enrichment of new practices, deliverability monitoring and list hygiene. Cancel any time, no minimum, and not needed for the build to be worth having. Sending tool costs sit on your own account, typically £30 to £60 a month.

The bet

Worst case, best case

Worst case

The outreach underperforms. You have paid, and you keep everything: the 2,595 qualified practices, the platform, the compliance gating and the research agent. The discovery work alone was scoped at £2,450 on its own, and together with the research agent and the outreach engine the already-delivered half was scoped at £4,900, more than the whole thing costs you. And if the engine cannot even get 250 emails out and 250 calls queued in month one, the guarantee means you pay nothing at all.

Best case

It works at the low end of your own slider. Roughly two clients a month, at a programme price you set, against a one-off £2,000 with no retainer. One client covers it outright. And unlike the ads, you are not renting the channel: you own this one, pointed at every architect in the country still doing the work you used to do at the fees you used to charge.

A downside covered by a guarantee, on work you keep either way. An upside limited only by how many of 2,595 practices want what you already sell to people like them.

Free value

Every one of these comes with the build

Thrown in, not itemised above.

  • All four exports, 36 columns, including the qualifying sentence for every lead
  • The 592-practice manual-check list, which most providers would quietly drop
  • A LinkedIn variant for the 1,682 you cannot email, so the whole list is workable
  • Legitimate Interests Assessment template and suppression-list process
  • A recorded onboarding and walkthrough, so it is yours to run
  • Your client library built into the matching, so the stories stay true
  • 30 days of post-launch support and fixes

Worth asking before you pay

The questionThe answer
Two thirds cannot be cold-emailed. Problem? It is the shape of the market and you would have hit it either way. The difference is being told before you send rather than after. The 855 are the email campaign, the 1,682 are a LinkedIn motion, and both are delivered.
Can I not just buy a list? You can, and it will be weighted to firms big enough to appear in directories, which are the firms who do not need you. The two filters that matter, true one-person size and advertised services, have to be derived and read.
Is using the register legal? The register's terms restrict commercial reuse without written permission, so contact details are taken preferentially from each practice's own published website and the source of every address is recorded. Companies House data is Open Government Licence. We will also apply to ARB for written permission on your behalf.
How do I know the data is real? Every qualified lead carries the sentence from the practice's own website that qualified it. Open the demo, filter to lofts, and read them.
Who actually makes the calls? You, or whoever you put on the phone. I build the engine, not the labour: the queue, the screening, the script, the dispositions, the calendar. It is built so a competent setter can pick it up with almost no training, because everything they need is on screen. If you would rather I supplied someone to dial, that is a different conversation with different economics, and worth having separately.
Is cold calling businesses legal? Calling has a different rule from email rather than no rule. You may not market to a number registered with TPS or CTPS, so numbers are screened before they enter a queue, anyone who says no is suppressed permanently, and every call follows an email already sent to that same practice. That is the opposite of a bought list dialled at random.
Will it sound like a robot? Read the queue in the live platform and judge it yourself. The script is yours and fixed; only the observed detail changes. Any message you do not like, you rewrite in place before it goes.
One thing to know

Why now

I am limiting builds this month to focus on a few longer-term bets. This is one I want to do, which is why the discovery work is already finished and why I am carrying the delivery risk with the guarantee above. The list also has a shelf life: it is accurate to the register as swept, and the value of being the first mentor in a practice's inbox is not the same in six months.

Separately

What the phone unlocks

Two thirds of this list cannot lawfully be cold-emailed, because sole traders are individual subscribers under PECR. That was the one real weakness in the email-only version, and it is exactly why the dialler earns its place rather than being a bolt-on: 1,266 of those practices have a phone number, and a screened business call is a different legal test from an unsolicited email. The half of the list that was closed is now the bigger half of the opportunity.

One seam still sits outside this offer, deliberately. 5,781 registered architects have no website at all, which usually means the smallest and least marketed practices in the country: the architects who need what you teach most, and who nobody is competing for. That is a separate track, once this one is paying for itself.

The next step

How we start

Week one begins the day the deposit lands and the sending domain is confirmed. To begin, three things:

  1. Pay the 50% deposit, £1,000, reference PA-001.
  2. Send me two or three current clients, what each was stuck on and what you actually changed. This is the highest-leverage input you can give me: the matching and every story are built on it, and without it each one has to be told anonymously. Tell me which may be named.
  3. Confirm the sending domain, or say the word and I will provision one.

Then week one starts. Sending domain verified with SPF, DKIM and DMARC passing, your client library loaded into the matching, and a seed run to the first 50 tier A practices so the script gets read and tuned before the list is spent.

The goal is not to automate your outreach. It is to make sure that every architect in the country still stuck where you once were hears from you, in your own words, from someone who has actually done it, before they hear from anyone else. The engine is already running. The only thing missing is your clients' stories.
