It runs alongside Calibre's premium end as its own brand, never touching it, and it is complementary by design. Every investor and landlord it surfaces can feed Calibre and the wider management portfolio, so nothing it finds ever goes to waste.

Yield is the signal, not a hunch

The engine searches Rightmove and Zoopla by area, pulls the average local rent for each property type, and matches it against the asking price to work out the true yield. Anything reflecting an 8 to 10% gross yield is flagged as a deal, then weighted up by motivation signals: long days on market, price reductions, and the stagnant leasehold flats this market is full of, which are the most open to a low offer. The result is a curated, limited set of genuine deals, not a thousand-row export. Scarcity is the point: if there are only a handful, they are real.

Q. Will it actually work?

You can see it before you commit, and it is not the first time it has been built. This same machine, finding leads, matching them and reaching out at volume, has been built four times across industries, including live in real estate, so the architecture is proven and only the parameters are custom. On top of that the demo is already built and clickable. You start on a 50% deposit, not the full fee, you get 30 days of support after go-live, and the balance is only due once you are happy with the build.

Q. I do not have much time. Will this become another job?

No, that is the whole point. The engine originates, analyses, matches and drafts on its own. You are the approval gate and the person on the call, not the operator. In practice that is a short daily approval session on your phone, a few hours a week, not hours at a desk.

Q. What does it cost to run?

A few pounds a week. The only ongoing cost is AI, email and data usage on your own accounts, roughly £3–£10 a week depending on how active you are (see the table above). No MaxAI subscription, no retainer.

Q. Is sourcing even legal? How do I stay compliant?

It is legal and we set the foundation with you. Sourcing needs a redress scheme (PRS or TPO), AML registration with HMRC, ICO registration and a sourcing agreement per deal. It is a one-off setup, not a blocker, and it is a genuine trust edge: around nine in ten sourcers operate outside these rules, so being properly compliant is a real advantage when a serious investor decides who to work with.

Q. Who owns it?

You do. On full payment, the custom code and configuration are yours, running on your own accounts, mailbox and data sources. Nothing is tied to our infrastructure and there is no lock-in.

Q. What if I need changes?
