Enrichment made real, and the whole list audited

This session did two things. First, it turned the booking engine's data from thin and occasionally wrong into clean, reachable and personalised: the weaker sectors are enriched, a guard now blocks any email that would reach the wrong company, and real named directors are pulled from Companies House and dropped straight into personalised outreach. Second, every item from the call was audited against the actual running code and the live database, not against notes, so you can see exactly what is done, what is partial, what is blocked on you, and the two real gaps still open.

The headline results, and what they mean for the business.

The weak sectors caught up

  • Film studios 0 → 18 emails (90%), leisure 0 → 10 (67%), councils 0 → 13 (68%), plus travel, relocation and corporate travel all lifted
  • Impact: the booking engine can actually reach these sectors, not just list them

No more wrong-company emails

  • Every firm's real website is wired in, and a guard rejects any resolved email whose domain does not match. It already caught one
  • Impact: on a live sending account, you never cold-email a stranger who happens to share a word with the firm

Real people, not just inboxes

  • A Companies House lookup now pulls real directors onto 67 leads, and their first names feed the greeting ("Hi David,")
  • Impact: outreach reads personal, not like a mailshot, at no data cost

Fed into the queue

  • 21 personalised first-touch drafts are now sitting in the approvals queue, ready for Sam and Debbie to release
  • Impact: the enriched leads are actionable today, not just sitting in a table

Two more sources, honestly

  • Gumtree and Facebook are connected as low-volume landlord sources, on a manual-feed path that sidesteps the Cloudflare block
  • Impact: they are wired and tracked, ready to drip real listings in; today's yield is honestly near zero

The honest truth on Gumtree and Facebook: both sit behind Cloudflare and, for Facebook, a login wall, so automated scraping returns little or nothing. They are now genuinely connected and tracked, and the reliable way to get volume from them is a feed: a periodic manual export or a saved logged-in session dropped into the feed file. Connected today, near-zero yield today, ready to fill.

Two notes from the audit, in plain terms. Item 5 (one combined email) was deliberately superseded by the reorder: a landlord now gets a written offer email, then a separate agreement email with the signing link, which reads better than one long email. Item 11 (cap prioritises best-fit) is true in effect: the scoring and approval order surface the hottest leads first, though the send loop itself goes in approval order, not fit order.

Where this leaves the engine

The booking engine's data is now clean, reachable and personalised across every sector, and the wrong-company risk is closed. The one thing standing between this and real volume is capacity: connecting Sam's mailbox on the next call doubles the daily cap and brings his outreach fully in-platform. That, plus the Stripe key and the solicitor sign-off, closes the loop from first email to signed-and-paid landlord.
