A short qualification form: contact details, property basics (location, type, bedrooms, furnished, availability), and the three deal-breakers, mortgage or lease permission to short-let, planning, and licensing.
A "no" on any deal-breaker stops it here, so no time is spent on a property that cannot proceed.
You see exactly what the landlord submitted, have the conversation, and record it:
The system drafts the recommended management option and the set fee; Sam reviews and sends the written offer. The landlord accepts before any contract is drawn up.
The landlord signs the management agreement by e-signature and pays the set-up fee on the same page. Nothing detailed happens before this is done.
The signed agreement files itself into the property's Google Drive folder and shows on the property card.
